How to Avoid Cancellation of Accounts and Forfeiture of Payments in Wellington Residences Tanza

PagIBIG FolderWellington Residences in Tanza Cavite has been selling like hotcakes as of late. With the recent success for the past 3 months from November 2014 to January 2015, the project has seen almost 300 Filipinos finding their new home and investments! The company’s number 1 broker, DRIVEN Marketing Group Inc., has contributed to more than 50% of the sales of this project.

As previously stated on my earlier post last year, we give our best service to our buyers by supporting them with a step-by-step guide on what to do after reservation to ensure that their payments are credited to their account. You may want to read it again for further review.

To further support our buyers, we are doing our best to further educate and remind them of the things they need to do, and documents they need to submit, to avoid cancellation of their accounts, and avoid forfeiture of payments which we understand, are hard-earned money by our happy home buyers. Here are some of the important reminders:

  1. Initial documentary requirements during reservation are the ff:
    1. Photocopy of 2 Valid IDs with 3 Specimen Signatures
    2. One (1) Month pay slip or other Proof of Income (Notarized Employment Contract or ITR Form 1701)
    3. If applicable, a duly notarized Special Power of Attorney (SPA) with Valid ID of the Attorney-in-Fact
      1. For OFWs, it is required to have the SPA Form Consularized by the Philippine Embassy abroad
  2. Buyers may email the lacking documents for reservation at [email protected] Always remember to include the complete details of the buyer as stated in my previous post in our step-by-step guide.
    1. Buyer’s Full Name
    2. Project Name (Wellington Residences Tanza)
    3. Phase No.
    4. Block No.
    5. Lot No.
  3. Only reservation requirements are allowed to be submitted via email. All other requirements should be submitted in person either at the Duraville Realty and Development Corporation (DRDC) main office in Masinag, Antipolo, at DRDC Extension office in Gen. Trias Cavite, at DRDC Sales Office in Tanza, Cavite (Fridays and Saturdays only), or through your respective agents and brokers. We at DRIVEN Marketing Group Inc. also helps collect the documents of our buyers in our main office.

  4. Buyers with lacking initial requirements for reservation are given seven (7) days to comply to avoid cancellation. For OFW buyers, scanned copy of requirements A, B, and C, specially the SPA Form, are accepted within the first seven (7) days.
  5. It is clearly stated in the Reservation Agreement that the required documents shall be complied within 30 days from the date of reservation. Let’s strictly comply with this rule to avoid inconvenience. Buyers are most likely easier to comply within the 1st 30 days as they are still in the spirit of happiness, gratitude and excitement.
  6. When the documents you submitted is incomplete, DRDC will not yet accept the buyer’s documents. They will instead issue a Findings Sheet (see picture on the right) to give feedback to the buyer on what particular documents they need to provide, or if there are any findings or inconsistency in the submitted documents. Our Documentation Staff at DRIVEN main office can help you safe-keep the documents while the buyer is the completing the required documents.
  7. Non-completion or non-submission of the required documents listed on the list of requirements given during reservation, may result to a Notice of Cancellation given to the buyer. Buyers are given 30 days to comply.
  8. Once a buyer receives a Notice of Cancellation, the buyer should contact his/her agent from DRIVEN Marketing Group Inc., so we can help request for Reinstatement and a possible extension of 30 days, for the buyer to submit the lacking documents, and comply with DRDC’s requirements. Please take note that most requirements requested by DRDC are dependent on what HDMF (Pag-IBIG Fund) is requesting from the developer. Step-by-Step Guide for Wellington Residences Tanza Buyers

Pagibig WellingtonThis post is for our buyers of Wellington Residences Tanza in order to guide everyone through the process of what to do next after your P5,000 reservation. As we all know, buyers are advised to join our site tripping so they can see how beautiful our subdivision development is. Upon viewing the model houses, buyers can now decide if they want to reserve a unit for them. Standard Reservation Fee is P5,000. Initial required documents upon reservation are as follows:

  • Photocopy of 2 Valid IDs of the principal buyer, and of the spouse and/or Attorney-in-Fact if applicable, with specimen signature
  • Proof of Billing (if non-OFW) of the Principal Buyer or the Attorney-in-Fact (if OFW), ask for a Certification from whoever is your bill named after
  • Proof of Income (1 month latest Payslip and Notarized Certificate of Employment for Locallly Employed, Consularized Job Contract for OFW)

After reservation, the buyer starts to pay the downpayment in either 3, 6, or 12 months. depending on their request, through bank deposit to Duraville Realty and Development Corporation’s Metrobank account. Downpayment starts 30 days from the date of reservation. For payments, always remember to email a copy of the deposit slip and send it to [email protected] with the following details:

  • Buyer’s Full Name
  • Project Name (Wellington Residences Tanza)
  • Phase No.
  • Block No.
  • Lot No.

Buyers are also advised to complete the remaining required documents within 30 days from the date of reservation. In case of delayed document submission, let’s try our best to complete everything within the downpayment period as these documents are needed for Pag-IBIG loan application. The standard documents needed are as follows:

  • 3pcs 1×1 colored ID picture
  • Original Copy of Membership Status Verification Slip or MSVS (You just need to go to the nearest PagIBIG office here in the Philippines or send a representative to ask a copy of this)
  • Photocopy of Birth and Marriage Contact
  • Photocopy of BIR Form 2316 or ITR (for non-OFW)
  • Photocopy of Passport (for OFW)
  • Notarized Special Power of Attorney (if OFW is here in the Philippines)
  • Consularized Special Power of Attorney (if OFW is presently Abroad)
  • 12 open dated checks payable to HDMF (Pag-IBIG) for the first year amortization

The buyer will then sign a Pag-IBIG Folder given by the developer upon completion of these requirements. Please take note that the Pag-IBIG Loan process only starts upon completion of the required documents and full payment of the required downpayment so be diligent in completing these requirements early on.

How to Avail a House thru Pag-IBIG Financing here in Wellington Residences Tanza

PAGIBIG LogoMajority of Filipino employees,  even OFWs, are Pag-IBIG members and it is not a surprise that most home buyers want to use their Pag-IBIG membership perks by availing of a housing loan.

If you buy a house thru the retail account, or when you buy straight from an individual owner, you will personally be the one to go through the tedious process of due diligence, documentation, up to title transfer. It could really be time consuming!

When you buy a house here in Wellington Residences, you can now use your Pag-IBIG membership allowing you to enjoy a very low interest rate for a housing loan and the developer will be the one to do all the loan processing . So are you going to do to take advantage of this opportunity? Simply follow these steps:

1. Join the Site Tripping

It is important that you join our site tripping for you to see the model units and have a feel of what the actual units would look like. It will also allow you to experience the place and see how accessible the place is.

2. Reserve a unit

For only P5,000, you can already reserve a unit under your name so the developer will not sell it to other buyers. If you like what you saw during the tripping and you know that this subdivision fits your budget, then do not hesitate to reserve immediately! Price increase could happen anytime so better get a house when the price is still very low.

3.  Submit your documents

The major documents needed in your investment are: 1) Submit a Government Issued ID and/or passport; 2) Submit a copy of your proof of billing, showing your current address or the address that you will declare; 3) Submit all your proof of income, especially your Pay Slip and Certificate of Employment

After submission of the required documents, the developer will submit it to Pag-IBIG and if there’s any other documents needed, you will be notified accordingly.
